I would like to know more about this Montreal office that has a rent of $64,000/year and has been vacant since 2011. It has been mentioned in the 10-K for the past 3 years:

From the 2011 10-K (released March 30, 2012):

"We are party to a lease for our Montreal office (the “Montreal Lease”), at a minimum annual rent of approximately $64,000 per year. The Montreal Lease expires in February 15, 2014. The Company has vacated the premises and according to the lease, a six month rent might have to be paid if the landlord intends a lawsuit against the Company. The six month rent amount has been provisioned in the Financial Statements."

A number of questions arise:
1. Who vacates an office and then pays rent on it for 3 years? Why was this never resolved?
2. Why did Ecolocap, a company that has never generated profit, have an office in Montreal with a rent of over $5300/month in the first place?
3. Why the wording change from 2012 to 2013, from "if the landlord intends a lawsuit" to "if the landlord commences a lawsuit"?
4. Why does each year's 10-K seem to be a recycled version of the previous year's?
