US Real Estate, does a bust always follow a boom

U.S. home prices have boomed in recent years. Average U.S. home prices rose 13 percent in the year ending September 2004, and are up almost 50 percent over five years. In December 2004, the Office of Federal Housing Enterprise Oversight (OFHEO) noted, "The growth in home prices over the past year surpasses any increase in 25 years."2 Because of this rapid growth, some have become concerned about the possibility of a home price collapse, either nationwide or in a number of major cities.
But before we evaluate the implications of the recent housing boom, it is useful to put it in a historical context. How extensive has the surge in home prices been in recent years? What can history tell us about the likelihood of "booms" to go "bust"? This issue of FYI examines the historical movement of home prices at the metro level to gain insight into the outlook for U.S. home prices. There is some evidence that home price booms can be followed by busts—although we find, at least by our criteria, that this pattern may be more the exception than the rule.

According to the United Nations the global population in 1950 was 2,519,470,000 and it is 6,464,750,000 now. That is an average annual compound increase of 1.73% and by coincidence the same rate as gold inflation -- I didn’t make this up. Because the increase in population is the same as the increase in the supply of gold, the value of gold remains constant relative to people.
Because the inflation rate of gold and the increase in population are similar we should find that the value of gold remains constant relative to labor. The biggest problem (other than a lack of data) is that labor costs change dramatically depending on the skills, experience and level of education of the labor force. While it may be difficult to come up with an international labor cost index against which to measure gold the mere fact that population growth and gold inflation occur at similar rates would suggest that gold should retain its value relative to labor and labor is perhaps the most basic measure of value.
Comparing gold’s inflation rate to changes in a country’s gross domestic product could give us an idea of how gold’s value changes in relation to goods and services in that particular country. But there are so many uncertainties when it comes to gross domestic product, such as the deflator that is used and, in the case of the US, hedonic adjustments, that I do not think we will find it to be a reliable measure of gold’s value.
Regardless of what we use to gauge the value of gold, we should keep in mind that gold is simply a store of wealth, an independent form of money that cannot be created at will and therefore retains its value better than anything else.

I think it provides a counter-point to doomsayers like Faber. Likely some level of truth to both, but outside the oil-patch, there have not been many busts in the US - bust being defined as a decline of 15% or more over a 3-year period.
Does not mean it cannot happen, but our house, in addition to being a nice place to live, has been an asset that has performed very well in the past year - far better than in the previous 4.

this just in from a friend who spent the night in Playa.
Don't have time for much more today, but as lango is more aware than most, preparation for the ciclon, boarding up etc... and the quality and type of construction and other factors play a role.
That is why I posted some specific reports of the resorts where Keyser plans to stay. It depends. Here is the note I received from a friend who rode out the storm in Coba and spent last night in Playa del Carmen - the town itself, not one of the near by resorts.
For reference, Puerto Aventuras referred to in her note is not that distant from Playa del Carmen - maybe 30 kilometers. She sent a note last night from a hotel, the Posada Freud, and later from an internet cafe that were both open for business.

Well, after a very refreshing NINE HOUR sleep in Playa last night, I´ll be heading back to Paamul shortly for more clean-up there. As reported, Playa appears to be business as usual. I saw a little broken glass and of course the trees suffered here as well, but all else seems to be back to normal. I haven´t checked the beach.
Leasa, D & D incurred very little damage also. In fact, since Dennis has a generator, he´s staying there with AC. Can´t remember if I mentioned this, but he took out his trailer (L&K are in Can) with Dixie and we all caravaned to Coba. Once there, they declined to stay in Coba with me, opting to go further. They ended up parking in the L of a concrete building in Tizimin and riding it out IN THE TRAILER. And Dixie slept through it, though Dennis said it was heaving and bouncing and lifting and leaning. I was frightened for them.
Joanie, most of the small palapa homes appeared to be surprisingly intact. Sorry I don´t have more info on the specific ones you mentioned. However, EVERYONE we passed on the way out seemed to be in the process of preparations so I think the warnings were widespread.
Russ, I´ve seen lots of tornado touched trailers. This was nowhere near that level of devastation. Most trailer damage was caused by the palapa falling, though one´s slideout appeared to be lifted and shoved nearly into the ground by the wind.
David, the restaurant seemed to suffer no damage at all, and I don´t believe the dive shop did either, though I was still somewhat stunned as I made the rounds through Paamul and it didn´t all register. Some of the rooms near the restaurant lost their roofs I believe. I just uploaded pictures to my computer this morning, and they all look amazingly grimmer than I recalled. I will probably be shocked again when I return today.
I wanted to mention also that the damage to plants is astounding. Driving north from Tulum on 307, you can now almost see the ocean along the way and you can certainly see the resorts themselves at water´s edge. Oscar and Lalo´s sign is down, as are all the billboards. Puerto Aventuras appears to have gotten the worst of it all, and I was told the spa I go to there and its hotel, Serena, were flattened. I´m not going to go looking as it´s very frustrating in Paamul to have the gawkers driving through and I do not want to be one of them.

Due to the impact of Hurricane Emily and after having evaluated the damages caused to our hotels; this is the latest update on our properties:
Tucan/Quetzal:
· A lot of Sand and debris in the pools and common areas. (It will take 5 to 7 days to have it ready)
· The roof at the Theater is partially damage (It will probably take a couple of months to have it ready)
· Two of the specialty Restaurants are closed (Italian & Mexican) ( It will take a couple of months )
Paraiso Complex:
· Debris in all the pools lobbies and grounds in general. (1 to 2 days to cleaned)
· The roof of the 2 main restaurants at Paraiso Lindo (Italian & the Oriental) and the Beach/Pool Palapa at Paraiso Maya are damage ( 1 ? 2 months to be fixed)
· Limited access to the beach due to a lot of mangrove and trees covering the access (It will take a 3 to 5 days to have it ready)
Cozumel :
· Will be closed until October 31 st , 2005
For all mentioned above, we are asking for your support on not sending new arrivals until Saturday July 23 rd , 2005.
We are working our best to give our mutual customers the luxury service that they are used to.

Least amount of damage of all the IB*'s. Pool and beach has debris. Kids club and restaurant damaged.
It will take about a week to fully clean up the above IB* resorts but they are accepting guests.
Best of luck to you as you make your decision. If you have some schedule flexibility, waiting a bit may not be a bad idea.

Which resort? Some had minimal damage, some had more. Most will be up and running fine within two weeks. Don't know that trip insurance will pay for cancellation more than two weeks after the storm.
We usually stay at very small hotels or get a condo. the heavier damage is south of Playa del Carmen - around Akumal and Tulum, FWIW

Hurricane Emily
Heard from the last of our friends in the Yucatan today. She had left her trailer under a palapa 50 kilometers north of where Emily's eye made landfall and went inland about 50 kilometer with her cat, where she reserved a room.
Amazingly her two palapas, both with travel trailers under them are relatively undamaged, while some not far from hers were totaled.
We'll be down there September 6. Looking at buying some property there in the next couple of years and retiring a year or two later.
May not be new to those of you from hurricane country, but the stories I have read from folks who boarded up and rode out Emily were scary, amazing drama.

That is just the way it is. I use both on broadband and the Windows XP PC with 512 meg o ram is consitently and noticeably faster than my iMac.
Does not make much difference to me though, I ain't buying an Intel machine until it runs OS X - and that is the point.
It is the software, stupid. I will gladly give up some speed for OS X.

The question that will be answered tomorrow, I suspect, is whether Apple has taught people to discount their guidance.
Results have been better than guidance for how many quarters now? Two, three, four?
Given the guidance, if it has credibility, the response should be rather unremarkable.
Well see what the market thinks of the guidance tomorrow. I suspect the response may continue to be mutedly positive, but I do not have strong feelings about it - and any positive response may be short-lived
Frankly, I was hoping the iPod predictions were correct, that Apple tanked 5 - 10 points and I could put some of my Apple profits of the past year back into the stock.
I think the stock will be higher at the end of 2006 than it is now. I am unsure how it might fluctuate between now and then.

Apple achieved the highest educational Mac revenue during a quarter in over nine years. Both revenue and Mac unit shipments rose 16%. K-12 sales grew 8%.
HP iPod shipments accounted for 8% (??) of total iPod shipments during the quarter.
The tax rate for the quarter 32%, as expected. Apple expects the same rate for the current quarter.
During Q3 Apple saw a decrease in DRAM and flash prices. However, Apple expects commodity prices to increase during the current quarter due to typical industry trends and demand. The company is also forecasting higher than originally expected storage component prices.
Apple now holds over $7.5b in cash.

To those fantasizing about a drop in iPod sales
95% of Wal-Mart stores are now carrying the iPod. Apple is investigating whether to expand to the retail giant's international locations.
Apple ended the quarter with 25,000 storefront distribution points for the iPod world-wide, an increase from 21,000 distribution points from the end of the previous quarter (primarily due to the addition of 3,500 US-based Wal-Mart locations).
