heres my take on the current delays...
we are the buyer of these 70+ acres and pretty sure we want to have clear title before closing so theres nothing to bite us in the a$$ later... i know this 1st hand as on my property we re-financed a few years back and the title company missed that our houses are on one property and the back yard was a separate property.
a couple years pass by and we are getting property tax bills but we had them impounded in our loan?...so i started digging and found on my property tax bill they were showing 2 houses on BOTH lots in the description. it ended up costing me thousands to straighten it out...$hit happens on a little million dollar deal like mine so you better make sure all is correct before you buy especially when its 50x more $ involved
Im hearing there are issues from the 1900's on the property that had to be cleared up that the owner never addressed
Bottom line is its better to be sure before you jump into anything and the lender is making sure all is cleared before take off as well
i heard a story that 1/2 of Palm springs ca. is built on indian land and unwary homeowners and business owners are getting the boot from the indians when the lease is up on the land as another example...some had to demolish the buildings and restore the land back to original to boot!
