Looking at December 2015 to September 2016, assets shrunk from $69,000,000 to $66,000,000. Meanwhile, liabilities went from $70,000,000 to $72,000,000.
A $1 million gap grew by 600% in only 9 months. We are almost to September 2018. How much more has that gap grown? Even if you took $5 million every 3 quarters, you’re looking at a gap of $18 million on top of the loan for the buildings. That’s a conservative number.
If more than that, you’re looking at any profits being consumed by the purchase price and the officers of the company probably being bought out.
Or you’ve accumulated a lot of debt over the last couple of years and someone is taking it off your hands cost.
Check out their accumulated debt on their last filing in 2016 and then start calculating what it would have been for 2017 and 2018.
That’s not including maintenance of the property.
I’m staying away from this. I think it’s a ticking time bomb.
You sell it for 98 million dollars and have 47 million dollars to pay $2/share dividend to shareholders???
Quick question, how do I own a $98 million piece of property and not have any revs? And how am I paying the $51 million mortgage?

Entry into a Material Definitive Agreement
On June 27, 2018, Talon First Trust, LLC, a subsidiary of Talon OP, L.P., which is the entity through which Talon Real Estate Holding Corp. (Talon) conducts substantially all of its business, was sold by Talon to a large publicly held real estate company. Under the agreement, Talon agreed to sell the ownership entity (Talon First Trust, LLC) of the property located at 180 East 5th Street, St. Paul, MN, for Ninety-Eight Million Dollars ($98,000,000), including stock and debt, to First Capital Real Estate Trust, Inc. (FC REIT). The structured sale helped Talon maximize the value of the asset and will allow FC REIT to reposition the property, which may include adding a hotel, condos or apartments, while finalizing financing for the property.
FC REIT has renamed the entity FC First Trust, LLC.
