Brisam's business is in the lending industry. Specifically, bridge financing and in-term financing or hard money loans for real estate. These types of loans are used by individuals and investors that are looking to acquire residential properties that are priced below market value such as distress sales , foreclosures, etc. Conventional mortgages can take up to 45 days to close. We offer financing within 72 hours provided that certain criteria are met. This allows individuals to purchase a property and the gives them the necessary time to obtain conventional financing. The loans we fund are all secured in first position against real property and the amount of the loan never exceeds 60% loan to value. The term of each loan never exceeds 90 days. The company does not lend against commercial or industrial property.
This is a multi billion dollar industry with no down turns. When housing markets are hot, investors are always speculating that property values are going to keep on climbing.
