The real estate sector in the US has been down some lately. I am in and follow several real estate stocks and they are all acting fairly similar at the present. They are rebounding somewhat in the last couple of days, slightly but going up as a whole instead of going down.
The Fed just met recently and did not raise the interest rates. This sector is extremely interest rate sensitive. The fact that interest rates did not rise should give hope to our real estate stocks as shown recently.
Imo, if AZRI could secure the financing from NEXUS Capital, this stock will fly. The patient investor will be rewarded.
OT: Hereford Germany is my home town's "sister city." I am not German myself but my wife's ancestory is totally and completely of German descent. Now my kids are too. If you can't beat them, may as well join them. :0)

Here is a chart. One item of possible interest. Note on the cci (48) chart on top where the previous runs have come from. That and the volume make me think something is getting ready to happen. (forever the optimist that I am :0). Ihope everything is well in Europe.
Still waiting for reply from Steven Craney. Simply didnt understand to last news for Azur Hldgs and will wait for Stevens answer.
Hope everything will be in line. Expect honest answer to my various questions hopefully from IR. If things still look fine we can look forward without being scared from these temporary earthquake movings downwards.

Item 2.04. Triggering Events That Accelerate or Increase a Direct Financial Obligation or an Obligation Under an Off-Balance Sheet Arrangement
On January 11, 2007 Azur Holdings, Inc. (the "Company") was informed that General Electric Capital Corporation ("GECC") had commenced an action in the Circuit Court of Jackson County, Mississippi against Shell Landing Golf, LLC ("Shell Golf") and certain other co-lessees for money allegedly due under an equipment lease. The amount sought by GECC in the action is $234,889.60 plus collection costs, attorneys' fees and interest.
Neither the Company, nor any of its subsidiaries is a party to the equipment lease with GECC or named as a defendant in the lawsuit. However, in November 2004, in connection with the Company's acquisition of The Shell Landing Golf Club, The Grand Shell Landing, Inc. ("Grand Shell"), a subsidiary of the Company, signed an Assignment and Assumption of Contract under which it assumed the equipment lease and agreed to indemnify Shell Golf arising from obligations under the equipment lease.
The foregoing matters may be deemed to constitute an Event of Default under a Deed of Trust, Security Agreement and Fixture Filing dated as of November 17, 2004 from Grand Shell to Textron Financial Corporation ("Textron"), which would permit Textron to elect to declare all outstanding indebtedness of Grand Shell to Textron immediately due and payable. As of January 19, 2007 such indebtedness amounted to approximately $6,636,067.
The foregoing matters may be deemed to constitute an Event of Default under a Deed of Trust, Security Agreement and Fixture Filing dated as of November 17, 2004 from Grand Shell to Textron Financial Corporation ("Textron") and Textron declared all indebtedness of Grand Shell to Textron immediately due and payable, such a default would trigger cross defaults of several of the companies long term obligations including the following:
Under the Company's Debentures to certain holders, the occurrence of a default or an event of default under other material agreements to which the Company or any of its subsidiaries is a party, also constitutes an Event of Default, entitling the holder of the Debenture to declare all outstanding obligations under the Debenture immediately due and payable. As of January 19, 2007 the aggregate principal and accrued interest under the Debentures amounted to approximately $7,583,550.
In accordance with the Company's Promissory Note to certain lenders, the occurrence of a default or an event of default under other material agreements to which the Company or any of its subsidiaries is a party, also constitutes an Event of Default, entitling the holder of the Note to declare all outstanding obligations under the Note immediately due and payable. As of January 19, 2007 the aggregate principal and accrued interest under the Note amounted to approximately $6,457,919.
In accordance with the Company's Co -Ownership Agreement with an Owner who holds a tenants-in-common ownership interest with the Company in the Azur Shell Landing Property, the occurrence of a default or an event of default under other material agreements, which affects, encumbers or binds the Azur Shell Landing Property, also constitutes an Event of Default under the Co-Ownership Agreement, entitling the Owner to reclaim the Company's ownership interest in the Property.
The Company is currently negotiating the terms of the previously announced Nexxus transactions, which if consummated, would provide the company with sufficient capital to satisfy the Company's obligations to Textron and the Debenture holders, as well as bringing the equipment lease current. In addition the Company is also currently pursuing several other options to address debt and financing concerns including (a) refinancing the existing Azur Shell Landing Resort debt, and (b) restructuring the terms of the existing debt obligations.

Sure, could be. This stock has been sold under fair value since long time. Nobody had any explanation. Management responded on several emails with same remark. However it is not a managements task to talk about their stock's performance.
The only thing i miss is lots of BUYERS ! Where are they ?
Facts are known, newsflow is running and we'll expect another news soon. The final push will be the confirmation from SEC rgearding the dividend !
So i see great opportunity for buyers now ! I keep many shares now and i know why. ;)

I think you´re right.
bro, if you watch this close you'll see when good volume comes in, it catches the mm and the tend to have to let it go up, until someone stops it. it looks clear to me that theres a short on here, that for some reason they dont want to let go up very high. i think soon theres a dividend hitting and it should create a cover on this stock b/c it actually will put a value of this stock around .75-1.00, it should be something to watch.

(OTC BB:AZHI.OB - News), (Frankfurt:HCPB.F - News), a luxury residential and resort development company, announced today the results of a new MAI appraisal on the Shell Landing Development Property and other related parcels. In October of 2006, Shell Landing received unanimous votes from the city council members of the City of Gautier approving the re-zoning of certain parcels from single-family development to Planned Unit Development. A Planned Unit Development zoning for these parcels increased the property's density by over 2,000 units. Through a combination of these re-zoned parcels and an increase in property values, which are illustrated below, the new appraisal valued this property at $31,185,000. A previous appraisal valued the property at $19,170,000. This is an increase of over 60% from the previous appraised value.
In addition, Azur Shell Landing Resort, Inc. has an option to purchase an additional tract of land. This property is valued at $11,600,000, pursuant to this new appraisal.

ive been watching this company for some time, and my understanding is that there is going to be 3/1 dividend withe the AZHI, i will say that some of these mm have been playing some games on here, if and when a dividend hits there should be a nice cover on the azri

I am one of few german investors writing also in the german stockboard named wallstreetonline.
I am in this stock over 1 year now and was accumulating Azur International due to lower stock price while fundamental situation improved. It sounds contradictory and that is exactly what i didnt understand. One reason could be that this stock is not known yet to investor's public. The Azur Int. Management had no explanation either for the bad performance of AZRI.
What is amazing is the great contact to Steven Craney. News will come soon and i expect a stock ralley.
What is also important of course, to keep an eye on Azur Holdings stock AZHI. Sure the volume is not representing its true potential ! Especially in these days Azur Hldgs drops down easily with small volume. I expect the same in the other direction like we have seen in the past weeks.

A good thing can only be held back for so long
this company seems to have alot of things going on with it, it clear that some of the mm have been trying to hold back some orders. Strong news comes should create a strong move, along with the dividend comming in Feb.

Amen to that. I know a lot of the guys I chat with on a regular basis at Ihub simply refuse to buy a stock that is not in the sc database. This will help ease some of those concerns and perhaps increase buying pressure. The company getting their act together and putting out some information to create buying pressure would help too. Either way, this is going to bounce fast and furious with such a low float and a tight grip on those shares. Good luck.
