OK - here is something from left field!!! (But by now most of you probably expect these kind of things haha!!)


So I have no idea what rural property in the lower 48 is going for these days. But if it is going cheap enough and you are in the central band of the country - somewhere that black walnut trees can grow - here is an old formula to make some bucks for your retirement or to leave for the kids. I say old because I'm sure the numbers are WAAAAY outdated by now, because I know some folks who did this and it turned out MUCH better than the following formula.

30 acres planted in black walnut trees for 30 years will give a million dollar crop.

So this formula is waaay old and the folks I know made much more than this. It is also a nice place to take the kids for some w/e fun a couple times a year (get them walnuts to make some homemade ice cream....YUM!) and you can insure the crop. A good way to plan for your or the kids future that takes minimal time/effort.
