Minnesota * Muskegon, Mich.-based JMJ Properties Inc. has broken ground on a 250,000 sq. ft. outlet shopping center in Albertville. Outlets at Albertville will include approximately 52 stores when the first phase is completed in April 2000. A second phase will add 15 more stores to the center in 2001.

* Cleveland-based Developers Diversified Realty is developing Riverdale Village, a 950,000 sq. ft. power center in Coon Rapids. Expected to open in fall 2000, it will be designed to host an array of upscale national retailers, restaurants and entertainment venues. Anchors announced to date include Kohl's, Jo-Ann Etc. and Linens 'N Things.

* Redevelopment and expansion work continues on Eden Prairie Center in Eden Prairie. The 863,399 sq. ft. mall will increase in size to more than 1.1 million sq. ft. The cornerstones of the project are the addition of a new Von Maur department store (opening spring 2001) and a 14-screen United Artists Theatre. A complete renovation and remerchandising of the center also is under way with completion expected in May 2000. Anchored by Kohl's, Mervyn's, Sears and Target, it is owned and managed by General Growth Properties Inc., Chicago.

* Northstar Crossing, the newly renovated food and retail complex at Minneapolis-St. Paul International Airport, has been completed. It houses 65 stores and restaurants, including D'Amico & Sons, Discovery Channel Store, Liz Claiborne, Land's End and Johnston & Murphy. The project was a partnership effort between the Metropolitan Airports Commission, Host Marriott Services and Minneapolis-based Architectural Alliance.

Wisconsin * Seventeen stores recently opened in the newest phase of development at Johnson Creek Outlet Center, located halfway between Madison and Milwaukee in Johnson Creek. An additional 100,000 sq. ft. of retail space joins the original phase, which included 170,172 sq. ft. when it opened in spring 1998. Muskegon, Mich.-based JMJ Properties Inc. is the center's owner and developer.

Michigan * Farmington Hills, Mich.-based Lormax Stern Development Co. has two projects under way in the state. Troy Market Place, a 250,000 sq. ft. power center, is being developed near Somerset Mall in Troy. When the center is completed in June 2000, tenants will include Expo Home Design Center, Organized Living, R.E.I., Linens 'N Things, Nordstrom Rack and The Men's Wearhouse. It is a joint project with Southfield, Mich.-based REDICO Development.

In addition, Lormax Stern has redeveloped Frandor Mall in Lansing. The 450,000 sq. ft. power center is reopening this month with anchors Sears, CompUSA , Cost Plus, Kroger, Linens 'N Things, Office Depot and Michaels.

* Chicago-based General Growth Properties Inc. is nearing completion on RiverTown Crossings, a 1.4 million sq. ft. regional mall in Grandville. Opening in November, it will be anchored by Hudson's, JCPenney, Kohl's, Sears and Younkers. The mall also will feature a 20-screen Cinemark Theater, six sit-down restaurants, a food court, carousel and play area. Cleveland-based KA Inc., Architec-ture is the project architect.

* Portage, Mich.-based Meyer C. Weiner Co. is developing two centers in the state. Westmain 2000 is a 400,000-plus sq. ft. project in Kalamazoo set for completion in 2000-2001. The other unnamed center, listed under its former entity as Quality Acquisitions LLC, will feature 75,000 sq. ft. of GLA when completed in spring 2000. It is located near I-94 in Portage/Kalamazoo.

* Oak Brook, Ill.-based JPA Development LLC is redeveloping, renovating and expanding Fairplain Plaza in Benton Harbor. The project involves razing 65% of the original 300,000 sq. ft. center, renovating 110,000 sq. ft. and adding a 260,000 sq. ft. second phase, which will be available this fall. Existing anchors include Target, T.J. Maxx, Office Depot and Dunham's Sporting Goods. Final completion is expected in 2000.

* The grand opening was held this summer for Bay Harbor Marina District, the shopping, dining, entertainment and residential component of Bay Harbor, a resort community located just west of Petoskey. Tenants include Latitude restaurant, The Original Pancake House, The Galley Gourmet, Federico's Design Jewelers, Compass Interiors and several art galleries.

In addition to the retail/entertainment area, Bay Harbor comprises nearly 1,000 homes, an equestrian club, yacht club, 27-hole golf course, inn and marina. It sits on 1,200 acres of Lake Michigan shoreline in northern Michigan, a site that formerly housed two century-old quarries and an abandoned cement factory. Bay Harbor Marina District is a development of locally based Bay Harbor Co. LLC, a joint venture of Dearborn, Mich.-based CMS Energy and Southfield, Mich.-based Victor International Corp.

* An additional 46,000 sq. ft. of retail space will open in November at Kensington Valley Factory Shops in Howell. The upscale outlet mall, which originally opened in 1996, currently totals more than 280,000 sq. ft. It is owned by Ballwin, Mo.-based Fru-Con Projects Inc. and Farmington Hills, Mich.-based Howard & Rice.

* Southfield, Mich.-based Ramco-Gershenson Properties LP has three projects under way in the state. White Lake MarketPlace will be a 350,000 sq. ft. community center when it opens this fall in White Lake Township. It will feature Home Depot, Farmer Jack (A&P), Wal-Mart and OfficeMax. The Auburn Mile will be a 650,000 sq. ft. community center when it opens next spring in Auburn Hills. Target and Meijer will anchor the project.

In addition, the company is redeveloping West Oaks II, a power center in Novi. The project includes the expansion of the existing Kohl's department store and the development of a two-level, Jo-Ann Etc. store. Currently featuring 341,000 sq. ft. of GLA, the center will include 380,000 sq. ft. of GLA when completed next spring. Other anchors are HQ, Toys 'R' Us, Marshalls and Kids 'R' Us.

* A new Farmer Jack supermarket and freestanding Arbor Drug (CVS) are being added to Cherry Hill Marketplace, a community shopping center in the Detroit suburb of Westland. The redevelopment project, which will increase the size of the center's GLA to 125,000 sq. ft., also includes the addition of Blockbuster Video. The center, a project of Northbrook, Ill.-based Bradley Real Estate, is expected to be completed in third quarter 2000.

* An expansion of Courtland Center in Flint was completed last November. A 23,000 sq. ft. National Amusements movie theater was added to the center, which totals 460,000 sq. ft. Courtland Center is owned and managed by Cleveland-based Forest City Enterprises Inc.

Ohio * Easton Town Center, a 750,000 sq. ft. town center development in Columbus, opened in late June. Tenants include Planet Movies by AMC, Cheesecake Factory, LifeTime Fitness, Jeepers!, J.Crew, AnnTaylor, Talbots, GameWorks, Barnes & Noble, Virgin Megastore, Abercrombie & Fitch, Gap Stores, Pottery Barn and Foot Locker. Easton Town Center is a development of Columbus-based Steiner + Associates.

* A 107,000 sq. ft. expansion opened last November at Prime Outlets at Lodi, bringing the center's size to 311,000 sq. ft. The addition of 17 new stores brought the total number to more than 80. Major tenants include Brooks Brothers, The Gap, Jones of New York, Levi's, Liz Claiborne, Nautica, Nike, Polo Ralph Lauren and Tommy Hilfiger. Located in Lodi, the development is owned by Baltimore-based Prime Retail.

* Valle Green North, a 90,000 sq. ft. neighborhood shopping center, opened recently in Fairborn. Anchored by Kroger, it is owned by Dayton, Ohio-based Gold Key Realty.

* Indianapolis-based Simon Property Group is renovating 873,000 sq. ft. Richmond Town Square in Cleveland. A new Kaufmann's department store, remodeled Sears store, renovated JCPenney store (opened November 1998), new Sony Cinema and new food court are all part of the project. Completion is expected in November. Cleveland-based KA Inc., Architecture was the architect for the renovation.

* Springfield Commons, a 300,000 sq. ft. power center in Toledo, is nearing completion with the last of the tenants scheduled to open this fall. A development of Cleveland-based Developers Diversified Realty, the center is anchored by Kohl's, Bed Bath & Beyond, Gander Mountain and Babies 'R' Us.

* Cleveland-based Visconsi Cos. Ltd. has two projects in the works in Ohio. In Columbus, the company is redeveloping Granville Centre, a 134,000 sq. ft. strip center it purchased earlier this year. Plans call for a complete remodeling, including demolition of a portion of the center and construction of approximately 66,600 sq. ft. of new retail space. Anchor Big Bear supermarket will be relocated into a new, 56,300 sq. ft. store by early 2000.

In Elyria, Visconsi is developing Midway Market Square, a 400,000 sq. ft. open-air shopping center, in conjunction with The Richard E. Jacobs Group Inc., Cleveland. Anchors will include Dick's Sporting Goods and Target, both of which are opening this fall, and Giant Eagle and Seaman's Furniture, opening in early 2000. Home Depot is already open.

Indiana * Glenbrook Square, a 1.2 million sq. ft. superregional mall in Fort Wayne, underwent a $40 million renovation that was completed in late 1998. Work included a new, 8,000 sq. ft. Apple Glen Food Court, a renovated and expanded JCPenney store, a remodeled and expanded Sears store, an upgrade of Hudson's to Marshall Field's and a renovated common area in front of the store. The center's other anchor, L.S. Ayres, is currently expanding and renovating its location with completion planned by late spring 2000. Glenbrook Square is owned and managed by Chicago-based Landau & Heyman.

* Glendale Center, a 600,000 sq. ft. regional mall in Indianapolis, is being renovated. Plans include a reconfiguration of the mall, including redevelopment of a traditional department store into big-box uses, plus the addition of two anchors, Kerasotes Showplace 12-Plex and Lowe's. The project, which also is anchored by L.S. Ayres, is expected to be completed in fall 2000. Glendale Center is managed by Atlanta-based Jones Lang LaSalle and Indianapolis-based Kite Cos. Inc.

Illinois * Construction is under way on Pointe Plaza, a 335,000 sq. ft. shopping center in Niles. Expected to open in spring 2000, it will be anchored by Wal-Mart, Cub Foods, Babies 'R' Us, Office Depot and Walgreens. The center is being developed by Highland Park, Ill.-based Tucker Development Corp.

* Leawood, Kan.-based Copaken, White & Blitt is renovating and expanding Eastland Mall in Bloomington. The project includes an interior/exterior remodel and the addition this fall of Famous-Barr department store. Currently featuring 613,000 sq. ft. of GLA, the mall will total 745,000 sq. ft. when the project is completed in spring 2000. Other anchors include Kohl's, Bergner's, Sears and JCPenney.

* Work is under way on the main pavilion of Church Street Plaza, a mixed-use entertainment retail center in Evanston. Approximately 189,000 sq. ft. of cinema space, restaurants and retail will be featured. Tenants will include Century Theatres and Wolfgang Puck Cafe when the pavilion opens its doors in October 2000. Project plans also include a municipal parking garage, a 180-room hotel and a 265-unit residential tower. It is a development of Northbrook-based AHC Evanston LLC. Arthur Hill & Co. Realty Services Inc., also of Northbrook, is the manager.

* Oakbrook Terrace, Ill.-based Mid-America Real Estate Corp. is involved in the management and leasing of two centers in the state. Romeoville Towne Center, a 130,000 sq. ft. neighborhood center in Romeoville, was completed last month. It features Dominick's Finer Foods, Ace Hardware and Hollywood Video. The project is a joint development of Northbrook, Ill.-based Mid-Northern Equities and Skokie, Ill.-based Terraco Corp.

Mid-America was involved in the redevelopment of Chatham Ridge Shopping Center in Chicago. Owned by Hartford, Conn.-based Travelers Insurance, the 174,476 sq. ft. inner-city neighborhood shopping center features Cub Foods, Loews/Sony Theatre, Bally's Fitness and Marshalls. The project is expected to be completed this fall.

* Groundbreaking is expected this fall on Deer Park Town Center, a 500,000 sq. ft. lifestyle center in Deer Park, a northwest Chicago suburb. Expected to be completed in fall 2000, the center will feature a selection of upscale retail shops, restaurants and entertainment options. It is a joint development of Cleveland-based Developers Diversified Realty and Memphis-based Poag & McEwen. No tenants have been announced.

* Work continues on North Bridge, a nine-block mixed-use development fronting Michigan Avenue and extending west to State Street in downtown Chicago. The 5 million-plus sq. ft. project includes mostly new development and a partial redevelopment.

Designed as a showplace for the leaders in retail, entertainment and hospitality, North Bridge contains approximately 800,000 sq. ft. of retail and entertainment space, 800,000 sq. ft. of office space, 2,300 hotel rooms, 450 luxury apartment units and 2,500 parking spaces. Seven blocks of the complex have been completed with tenants expected to be open by January. DisneyQuest, ESPN Zone, Virgin Records and Kenneth Cole are already open. Nordstrom and the 520 North Michigan Avenue building, which includes a 115,000 sq. ft. mall, is expected to open in September 2000. The project was conceived by The John Buck Co., Chicago, and is being developed in partnership with The Morgan Stanley Real Estate Funds II, an affiliate of Morgan Stanley Dean Witter Discovery & Co., New York.

* The Promenade, a 900,000 sq. ft. lifestyle center in Peoria, is expected to break ground in first quarter 2000. It is being developed by Providence, R.I.-based Starwood Wasserman LLC and will be anchored by Von Maur and Edwards Cinema. Cleveland-based KA Inc., Architecture is the project architect.

* Northbrook, Ill.-based Bradley Real Estate is redeveloping Commons of Chicago Ridge, a 309,000 sq. ft. community shopping center in Chicago Ridge, a suburb of Chicago. Set for completion in third quarter 2000, the project involves the addition of a 111,000 sq. ft. Home Depot and the relocation of various tenants. Office Depot, Marshalls, Michaels, Cineplex Odeon theater and Old Navy anchor the center.

* Market Place Mall in Champaign/Urbana has been transformed into a quaint, Tuscany-themed Italian villa as part of a renovation and expansion project that was completed last month. Famous-Barr department store will open at the center next month, joining existing anchors Bergner's, JCPenney, Kohl's and Sears. The project will result in an increase in the mall's size from 690,000 sq. ft. to 893,000 sq. ft. Market Place Mall is owned and managed by Chicago-based General Growth Properties Inc.

* Plans are in the works for a downtown redevelopment project in LaGrange, transforming an underused urban area into a retail gateway to the downtown district. The redevelopment will provide approximately 120,000 sq. ft. of retail space and/or a combination of retail and senior housing. Tenants will consist of upscale street retail with a grocery anchor and other lifestyle tenants. Construction is scheduled to begin in summer 2000. Chicago-based Triangle Associates LLC is the developer. Mid-America Asset Management Co., an operating company of Oakbrook Terrace, Ill.-based Mid-America Real Estate Corp., is the property manager and leasing and construction manager for the project.

* Chicago-based Davis Street Land Co. and Rosemont, Ill.-based Opus North Corp. plan to develop Main Place at Orland Park, a mixed-use specialty center in Orland Park. The 460,000-plus sq. ft. project will combine upscale streetfront retail stores, restaurants, entertainment, office space and a traditional department store. At the center of Main Place will be an open-plaza area. A construction start date is expected in spring 2000 with an opening date in spring 2001.

* Chicago-based Hiffman Shaffer Associates Inc. has three projects in the works in the Chicago area. The Century Shopping Center is being renovated to include a seven-screen Landmark Cinema complex. The 200,000 sq. ft. center is set to reopen in February 2000. Hiffman Shaffer Associates joins Highland Park, Ill.-based Lakeshore Development Corp. as owner, manager and developer. Hiffman Shaffer also is nearing completion on Orland Park Place, a 700,000 sq. ft. redevelopment project in Orland Park expected to be completed in mid-November. In addition, the company completed The Broadway at Surf, a 140,000 sq. ft. neighborhood shopping center in Chicago.

* A recent land sale was approved for Dominick's Finer Foods to develop and anchor a retail center at The Glen, formerly the Glenview Naval Air Station, in Glenview. Plans for the parcel include a 62,500 sq. ft. grocery store, 28,000 sq. ft. of retail space and three outparcels. Construction is expected to begin in November with a targeted completion date of August 2000. The shopping center is just one component of the overall mixed-use community, which also will feature housing; entertainment and sports amenities; a business park; a train station; and a 45-acre lake in the heart of what will be a 140-acre Great Park. The Glen is being developed by the Village of Glenview.

* Work continues on the 2,850-acre masterplanned community of Huntley in Huntley. Plans include approximately 950,000 sq. ft. of retail space in four distinct shopping destinations, three of which are under construction. They include Huntley Village Green, a 250,000 sq. ft. neighborhood shopping center; The Oaks of Huntley, a 430,000 sq. ft. power center; and Huntley Automall, a 53-acre, multi-dealership project. Already existing on the site and planning a 100,000 sq. ft. expansion is Prime Outlets at Huntley, a 285,000 sq. ft. upscale outlet center. Other components of the community include a 2,000-acre active-adult community, senior living facility, corporate office park, business park, an 18-hole golf course and space designated for municipal functions. The Prime Group Inc., Chicago, is developing the project.

* Work continues on The Streets of Woodfield, a 650,000 sq. ft. shopping and entertainment center in Schaumburg. The project involves redeveloping a former strip center into a city streetscape. Tenants include Galyan's, Carson Pirie Scott, Loews Theatre, GameWorks, Shaw's Crab House, Big Bowl, Jamba Juice and Chipotle Grill. The Streets of Woodfield, a project of Chicago-based CCR McCaffery Developments, is expected to open in time for the holidays.

Missouri * Redevelopment/renovation work is under way on Prospect Plaza, a community center in the Kansas City suburb of Gladstone. The project includes the addition of Hen House Grocery; the relocation of Hobby Lobby; and a new facade, pylon, parking lot, lighting and landscaping. The project is expected to be completed in 2000. Northbrook, Ill.-based Bradley Real Estate owns and manages Prospect Plaza.

* The Sansone Group, St. Louis, and Cleveland-based Developers Diver-sified Realty LLC have three projects under way in St. Louis, all of which are expected to be completed in spring 2000. Dierbergs Fenton Crossing is a 133,889 sq. ft. community shopping center anchored by Dierbergs Market. Jefferson County Plaza is a 312,140 sq. ft. power center anchored by Home Depot and Target.

The companies also are redeveloping 195,000 sq. ft. South Lakeview Plaza. The project involves the addition of Walgreens and the renovation of a former Service Merchandise space (pending bankruptcy court proceedings) to accommodate Gap/Old Navy.

* Redevelopment work is nearing completion on Science City at Union Station in Kansas City. The 360,000 sq. ft. entertainment center is anchored by Science City interactive science museum and features theaters, dining and shopping. The center, expected to be completed in November, is managed by Atlanta-based Jones Lang LaSalle.

* Expansion work at Orchard Bend Shopping Center in Bridgeton is set for completion next month. New anchor Guitar Center joins Babies 'R' Us, Lifeway Christian Store and Lone Star Steakhouse at the 135,900 sq. ft. community center. It is a development of Clayton, Mo.-based Follman Properties*ONCOR International.

* Ground has been broken on Gravois Bluffs, a nearly 300-acre project representing a $200 million construction investment when fully developed. The first phase will be a 90-acre power center anchored by Lowe's and Shop N Save. It is expected to be completed in April 2000. Future phases will include additional retail space and adjoining office space. Gravois Bluffs is a development of St. Louis-based G.J. Grewe Inc.

* The DESCO Group, St. Louis, is the developer of three new projects in the state. Kirkwood Commons is a 522,000 sq. ft. shopping center that will be anchored by Wal-Mart and Lowe's, both expected to open later this year. The remainder of the center is expected to open in fourth quarter 2000.

The firm also developed Washington Crossing, a 98,500 sq. ft. retail center in Washington that is anchored by Schnucks market and features 10 outparcels. The grocery store and a significant amount of the retail space opened in March, with remaining spaces to open as they are completed. And last November, City Plaza opened in an urban renewal area of St. Louis. The 80,149 sq. ft. neighborhood center is anchored by Schnucks market.

Kansas * The Fountains, a 125,000 sq. ft. neighborhood center in Overland Park, is expected to be completed in January. Featuring Wild Oats Community Market, Starbucks and Lenscrafters, it is a development of G-K Development, Shawnee Mission, Kan.

* Wichita, Kan.-based Slawson Commercial Development Co. has two projects in Wichita. Leasing continues on Phase II and pre-leasing has begun on Phase III of Shops at Tallgrass, an upscale neighborhood center. The center currently features 29,000 sq. ft. of GLA and after the expansion will include 45,000 sq. ft. Phase III is expected to be completed in summer 2000. Current tenants include Norwalk Custom Furniture, A Shade Better and Richard Lynn's Shoe Market.

In addition, Phase I of Newmarket Square is set to open in September 2000. The first phase includes 161,700 sq. ft. of space, with the entire project zoned for 720,000 sq. ft. of retail, 320,000 sq. ft. of office space, a 100-room hotel and 233 single-family homes. The project is designed to be the town center of rapidly growing and affluent northwest Wichita.

Iowa * Chicago-based Landau & Heyman is repositioning two of its malls in Iowa. Muscatine Mall, a 346,700 sq. ft. center in Muscatine, involves transforming the enclosed mall into a front-facing strip center. A new Menards store opened last fall, and construction will begin this month on a new Staples store, which is expected to open in February 2000. JCPenney also anchors the center. Upon completion in spring 2000, the center will feature 324,000 sq. ft. of GLA.

In addition, the company is repositioning and adding a new anchor - Scheels All Sports - to College Square Mall in Cedar Falls. The center will feature 575,800 sq. ft. of GLA when completed in October. Other anchors include Von Maur, Younkers, Wal-Mart and College Square Cinema.

Nebraska * Omaha, Neb.-based Noddle Development Co. has completed 48th Street Square in Omaha. The 50,000 sq. ft. neighborhood shopping center has anchor space available.
