Colorado coming online.....

San Francisco-based gourmet coffee and tea retailer is brewing
plans for its entry into the Colorado marketplace.
Java Detour, which specializes in gourmet organic coffees, hand-crafted teas, fruit smoothies and selected baked goods, is expanding its concept along the Front Range and, eventually, throughout Colorado. “It’s a new, hot concept that I think is here to stay,” said Christian Gile of CameronButcher, who represents Java Detour and its franchisee in Colorado.
Java Detour has 13 letters of intent out for locations, including two “great” downtown Denver sites, two in Broomfield, two in Littleton, two in Colorado Springs and one in Lone Tree with an additional two in the works following
May’s International Council of Shopping Centers’ spring convention in Las Vegas, Gile commented.
The contraction of a major coffee company within the Colorado market also has opened up an opportunity for Java Detour’s entry into the market and occupancy of its former spaces, he added. Java Detour looks to locate its stores at high-profile locations with high traffic counts (35,000-plus cars a day) and high visibility – preferably end cap locations with drive-through access or standalone drive-through facilities. In the metro Denver area, Java Detour is planning three flagship, standalone drive-through facilities. However, Gile noted, Java Detour will locate in an inline location if there is a high level of foot traffic, like that of Denver’s 16th Street Mall, for example. Java Detour stores typically range from 1,200 to 1,750 square feet and feature free WiFi, a clean, contemporary design, a children’s menu and incorporate, where possible,
green building and recycled materials in the tenant finish.
Java Detour plans to open its first Colorado location in January. The stores are built by an in-house contractor and are designed by Fitch. Over the next 10 years, Java Detour plans to roll out 50 locations across Colorado. Java Detour also has locations in California, Nevada, Minnesota, Wisconsin and North Carolina.
