It was a guesstimate like I previously wrote. Started looking at commercial real estate for minutes. Again total guess. However cash out commercial refi is up to 75% LTV and that isn't even if you are an owner occupier. 75% is absolutely doable. I just defied my commercial apt building at 75%. If I get some time I will check into values. But with 500 acres of farmland, and two commercial warehouses rehabbed in an ideal business/biotech location where the supply of land and buildings is low and the demand is great can only mean one thing..............huge appreciation and 75% of a big number is a big number :)
One can only me pleased with he numbers, the question is how much and I haven't done th research on it as of yet.
Again there is a reason why PR an 8k on a lease up, it has to be a material event therefore it has to make a change in cashflow and then in cash raised. Connect the dots.
