Sawston Cambridge area has dramatically appreciated in values, please check it out for yourselves.
The subject property appears to be a one of a kind property with 2 large warehouse a 48k sqft remodeled piece rented by owner and a 275k sqft with an existing signed mid term lease . This is all one 500 acres I believe. It is ideally located in the Biotech District. A commercial refi can be done at 75% loan to value. Since it is partially owner occupied and with he larger building also rented out to a superior company under favorable terms for the owner one can easily understand how well the rental market is going and consequently how well the selling market is doing. If the new tenant could have bought their own property they surely would have but due to the short supply of properties they were forced to lease and build out their own tenant improvements. This is a sellers and landlord's market.

How much can NWBO obtain in a refi, I cannot say without further research but it is absolutely in the millions, I am guessing it has to be easily over $15M in a cash out, but it could very well be much more since I have done zero research other than seeing that the real estate market has appreciated since they acquired it and the rental and selling market appears very strong.

Someone needs to investigate values since NWBO's cash needs are very important and this could be their gold life line that could put them over the finish line.
