you are correct
people are buying houses.
renting makes less and less sense.

in a way, business model of HOV now is like that of you and me- they took on debt (think: mortgage) in order to own vast land.... now as they make more money, debt gets paid down, and like you and I eventually own our home as our mortgage is paid, HOV eventually sends more and more of their profit to bottom line, cash grows & share price rises

in special situations, investing is simple
