This is just residential land - before long-term revenue stream from building on many of those properties, and before long-term revenue stream from building and/or leasing the commercial properties. And as you noted, this is well before the big step increase in value of ALL properties as soon as the first phase starts to take shape.

This doesn't even consider the very lucrative agricultural side of the business - which already has the first $1.2M contract with estimated 55-60% margin for the chile peppers on the 100 acres.
