I appreciate your optimism, but no. I wouldn't take it that far. There is a ship load of senior secured debt to deal with here...and a mega yacht of a second lien dingy to go with it. No two ways about it.

High valuations for the dirt and what's underneath it are needed...
...funny how difficult it is to get top dollar when everybody knows you need it.
