Okay, Ron's guesstimate seems a little high. Actually more than a little.

$46k for an acre of dirt within rock throwing distance from the Mexican border doesn't make sense. Real estate is usually priced according its location and any improvements already in place. Property closer to Yuma, which is the biggest city in the area, is going for WAY less.

Maybe if there is a complete subdivision of houses scattered in 10 acre parcels complete with access roads it'd make $30+ million a good price.

The property was used for agriculture. I don't remember exactly what was being grown but I was left with the idea that whatever it was grows on trees. Usually failed farms don't do a very good job of cleaning up after themselves, so I would imagine it's covered in dead trees.
