Unique Pizza and Subs Announces New Lease Signed in California
Tuesday July 31, 9:00 am ET

PITTSBURGH, July 31, 2007 (PRIME NEWSWIRE) -- Unique Pizza and Subs Corporation (Other OTC:UPZS.PK - News), a Delaware corporation, announces 'Just Livin The Dream' Inc. has signed a new lease for a 2,222 square foot space. The first Unique Pizza and Subs in California will be located in the Wentworth Shopping Plaza, 719 Sanderson Ave., Hemet, CA, with a projected opening by late November '07. This bigger and better location replaces the original lease negotiation at 320 Sanderson Ave. announced earlier. President of 'Just Livin The Dream' Inc., Kevin Serrano, has committed to opening 6 stores in California over the next 36 months and has already begun to target his other areas: San Diego, Temecula, and Marrietta. Kevin Serrano states, ``I have spent the last year working with Unique and I am very anxious to open my first of many stores, starting with Hemet. I haven't been able to eat Unique's food since I completed my training back in May and I am really 'jonesing' for some Unique Fries and The Qualifier Pounder!''
Robert (Bob) Fidler, Franchise Development and Board of Directors Member of UPZS, states, ``I have had the pleasure to get to know Kevin and his mother Sandy over the last year and believe they will be a huge reason why Unique will be successful in the California market. He (Kevin) has the drive and personality to succeed in the pizza industry and I would be thrilled to partner with him, matching his intense enthusiasm to open Unique Pizzas throughout California.''

UPZS has written a ``Letter to the Shareholders'' and it has been posted on their website, UniquePizza.com, under Investor Info. To read, click on the following link http://www.UniquePizza.com/Docs/LettertoShareholders.pdf.

UPZS has separated themselves from the rest of the industry. To succeed where other major franchises cannot, a pizza shop needs to have these key elements: a high quality and consistently made product (all UPZS recipes were designed to have the quality of a ``mom and pop'' pizza shop with the consistency of a major franchise), good, professional and friendly customer service (UPZS is the only publicly traded pizza franchise that have all of its location's orders routed to their professionally-staffed Customer Response Center), and an owner that lives, works and pays taxes in that small market (all conversions of independent pizza shops into UPZS will retain the same local ownership).
