One would think this is going to run up into the next Dividend payment. Otherwise we would have seen big selling after the last one.

After the Sept dividend it's probably very likely they are going to raise the dividend for Oct, Nov, Dec, since the stock price is much higher.

They also said they are expecting a big quarter as well. So it all makes sense.
