Escalera Nautica - this sort of activity and ramp-up of Baja development activities in the region simply strengthen my confidence in much higher market value growth for PGEI sooner rather than later. As I mentioned in a previous message, there are a many, many examples that can be cited to show that the Mexican Government in keenly interested in seeing much greater revenue contributed to the national economy - including investors and land owners - from the Baja Peninsula. So it's just a matter of WHEN, not IF there will significant development in Baja California and increasing demand for what Jan/ProGreen is especially good at.

The water... it surely improves the value. How much, I don't know and don't really care to speculate because, as signficant as that is - water may be like striking oil there - it is still small in the scope of the overall potential. The water does also give additional confidence in the probability of drilling success on the other parcels intended for agricultural use. But it's these first land sales and leases that will provide the future base of income from which the company will operate. Each nickel, each dollar and each 100K dollars of additional income contributed by increased value of these parcels fuels further and faster growth for the business toward that potential $100M+ market cap as a land contoller and property developer in Baja down the road.

My earlier guesstimate of "pending" market valuation of $7.125M is based on prior market speculation and positive developments that have followed - "pending" formal PR news and filings to substantiate the informal updates we've received. But this is just to get an idea for near-term valuation; there is a much bigger picture, of course.

So my answer or comment to your question is that these additional pieces of information add confidence (for me) in higher value sooner rather than later; higher confidence of seeing a price correction that takes us from the current market cap of ~1.5M to $7M+ soon, rather than later. That's vague, I know... but I'm happy to have increasing confidence of a 7 / 1.5 = 4.7x gain soon. This summmer? Yes, I think we'll take a big bite out of in within the next week or two, another big bite when we get the 10K, and big spoonfuls through summer into fall with milestones on business progress with the Baja land.

I don't know when that nickel is coming, but I think very possible by this fall. It just depends on how soon Jan gets financing squared away for the larger portion of the land development. I'm sure if we hit a nickel before the end of July we'll see more profit-taking than if we have a slower, more controlled price growth. So I'm okay with modest monthly gains that don't tempt me to sell a winner.
