Joe as I told you before I don't have to wait until Monday to tell you a dividend is coming. I know that. Not sure how much and as I said I would prefer they put it back in the business but it's coming. As for listings, now I as everyone would like so real clarity on that. I don't suspect we will see dynamic movement either way in the stock post call, we've already taken a beaten. The only thing that gets this moving is the introduction of institutional money and when that happens all bets are off....
