the ideal situation is for a company to buy an exclusive license. A non-exclusive license has very little value for anyone can buy it. Nothing special about a non-exclusive license.

Exclusive license deals happen every day, but YIPI does not have enough quality or money to obtain them.

and why would an owner of intellectual property want to license it to other companies on an exclusive basis?

because companies will pay a lot of money for valuable exclusive licenses, a lot more money.

all this is common knowledge

here is the answer so even a 6th grader could understand

if "you" were to sell an EXCLUSIVE license to "them"

then "you" can't sell the product licensed to "anyone"

exclusive licenses, territories, for products and services are very rare in technology or for any vertical market for the matter.
