One thing I like to keep an eye on is institutional buyers: I've noticed that we are setting at about 14 to 15 percent right now. when this reaches the 50 percent level and the retail buyers kick in we could possibly even see a $100 share when the dividend increases. 2015 is not far off we will see profits from this one for decades.
