reports prelim Q2 RevPAR up 1.4%. Compared to down 1% in Q1. Easter shift hurt March and helped May. Biz is holding up fine. Also raised $25M in preferred stock in Q2-additional funding besides asset sales to pay off Oaktree.
Ashford Hospitality Trust (NYSE: AHT) has announced its preliminary results for Q2 2024. The company reported an occupancy rate of approximately 75%, with an average daily rate (ADR) of $200, resulting in a Revenue Per Available Room (RevPAR) of $150. This marks a 1.4% increase in comparable RevPAR compared to Q2 2023. April 2024 saw a 3.0% increase in comparable RevPAR year-over-year, May 2024 had a 1.4% rise, while June 2024 experienced a slight 0.1% dip. Additionally, Ashford Trust has raised $139 million through the issuance of 5,206,397 shares of its Series J and 357,933 shares of its Series K non-traded preferred stock.
Oaktree getting paid off soon. Stock in the dumps. overall debt is reducing. all non recourse after Oaktree paid off. Hotels worth more than debt.

.....OCCUPANCY and ADR's are great and improving daily......but the hotels are tired and aging and no CAPEX is available....
.....not sure how to play this.....AHT could start selling hotels and pay down debt, but that's cannibalism with no upside, just survival.....
.....I believe a buyer of the entire REIT is possible......and realistic......but where......$8 per share, tops......TOPS.....it's worth about $2 per, imo......
