anyway,

You might be hitting the nail on the head !

That's EXACTLY what I mean ............ !!!!!

The STUFF is in the ground, EASY to borrow against !!!! ...... the VCs are coming to get us ..... LOL

It's like,
You have a SOLID ( potentially, rental = income producing ) building ,
but not much cash and you need money to repair (replace = whatever) the roof, before renting the apartments out ......
