I already did substantial amount of checking on this issue. Much is all available on the internet, and other stuff from posters here who have posted here or contacted me and others privately.

The Target store on a strip mall about half a mile north is nearly half empty. All of the three fast food places across the street are doing poorly

There is a 20% empty house leading to foreclosure, and most of them towards the east and south side of town. A product of the boom and bust in the real estate market.

Traffic on 87 heading east amount to a couple of hundred cars per hour heading out of town in the day time. Less at night. A somewhat larger number cross the intersection heading for the casino. The casino visitors seldom shop in FH or go out to eat there.

There is a rush hour traffic heading towards and from Phoenix.

There is practically no construction industry left, and the illegals have left the town for the most part.

Top retail sales month is January, followed by February. In other words, aging snowbirds come here for the winter season.

Traffic on the peak months is about 30K per day on that intersection, but it drops to less than 10K during the hot summer months.
