Steve: I think the proof is in the fact that Bruce Turner walked completly away from JJ and this project. That was likely due to combination of two factors (1) Bruce does not believe that the property is all that JJ thinks it is and (2) Bruce does not believe that JJ will budge on his negotiating stance.

If Bruce believed that this was a world class property he probably would have stuck around to be part of it (what a feather in his cap!) and tried to work JJ through the negotiations but if this is not a world class property, why stick around for the aggrevation that JJ is going to cause.

I sincerely hope I'm wrong.
