You've mentioned moving before. My bet is it will be a life changer for you in so many ways. Having more room to grow you can take what you've learned so far and expand it by doing new things due to more room.

Where I live gardens are everywhere so I don't have that factor.

But I do live around a bunch of self entitled people amongst the working people so there is that factor.

Every state I had on my list in the past has gone nuts price wise.
