We'll see still very little volume. The big transaction last week is interesting but it's hard to get excited anymore we have seen this all alot before and never a payoff. I'm sure Covid derailed the plan but the fact whoever or whatever is running Jericho is so terrible at communicating we may never know. I truly hope one day there is a big piece of news but I have little confidence left maybe if we see some real volume pick up like right before the world got thrown upside down my opinion will change.
