We will have to get together for a race, you will love it. Sure did get stinky and wet that day.
Train, yes a new garage. The old garage was not too bad, still usable and not an eyesore but wanted to make it nicer. Spent enough money these past years to keep it nice and should have done it years ago. Cheaper to do new. It will be a little over $10,000 and that is a great price and Danley has a great reputation as well and builds only grages.
Lakeside does only roofing and gutters and has a brick mason, by trade, that they work with. They will be coming this coming Tuesday, but I will use them. Been around for years, a bit pricey, but they are the best and there are just too many problems re chimney etc. There reputation is tops around here and they have a website. They do only roofs.
I have the old radiators which gives excellent heat and my gas bills are much lower than neighbor who coverted to NG.
This was interesting for me to read about what NG does to the chimney. I am glad Lakeside works with someone who specializes in chimneys.
I am finally feeling comfortable with all of this.
I have shared what all of you have told me about roofs/gutters etc. with my neighbors and they were happy to hear about it.

Hi everyone. I bet you thought I had my new roof and gutters by now, well you would not believe this. This guy was recommended by a a very well know business man that I have know for over 35 years now in my little community here.
ROOF THe new roofers came over to my home the same day I called them. They went around and up on the roof. Right away before I even let them on roof, I asked them if they had a brick mason, by trade, that they worked with. No problem they said.
Chimney
Told them I needed chimney work inside and they could see it thru the walkup stairs in the attic, and then the outside of chimney needed rebuilding, flashing etc.
Said no problem they have a professional brick mason to do it that does good work. Half of the chimneys 5 lower rows, 4x4x4x4 were powdery, broken and had white dust there. About half of that chimney base is gone and there is dust and pieces of broken brick on wooden floor. Maybe mold even. I then asked them to go up in the attic, (unused, just a little storage up there) to see it and the damaged wood from the veiling above roof was is open and finished above roof. You coud see with your eyes the damanges easly, about three beams have to be reinforved from gutter line up to about five or 6ft6x6 and then more spots about 4, maybe 5 more areas. I said I would like some price for wood repair and I do know a beam across bass of chimney, about 20ft needs replacemt.
We sat in the room discusing costs and they said could give no prices on wood, not to worry, I can trust him there will be no suprises for me. Did not tell me approx prices and I said lets go up in attic so he could see the chimney and damages. They said no need to. Cant give a price till roof removed. DUH

I have 6 in gutters now, orinigal ones, and have 2 diwnspouts on one side and two on the other side of building, large size 5 in, the old round cast iron or ?
I guess they are, from over 50 years ago.
I said that I wanted to replace with same size that was originally on home. He insisted that I only need one gutter on each side of house and 5 in gutters.
Garage,, now is still gets even better
There is only one layer of roofing on the 2c garage (over70yrs old) but he told me the code here would make me take off the roofing there (about 8 yrs old) so he could repair all the old roof. The 2 x 4s were damaged and he cannot put just new shingles over the older shingles. He didnt want to tell me that the roof wood was warped which all my nieghbors laugh about and he said it would look prettier to replace the damaged wood. duh, when he would tear off old roofing he would probably tell me the wood is curve because it is warped. So I asked him what a new window would cost for the garage, are you sitting down now, $650 for a single sliding window. This was getting interestin now. Lets throw in a new side garage door, wooden one. He said I had to have a steel door with deadbolt. Thinks it has to be custom made so about $500.

They also said that it I want the new trim under where the gutters would go it would be extra, but no need to do that becaue gutters would cover it.
Garage is over 79yrs old, had ground for floor, but someone poured concretin it back in early 50s.
Why do some guys think some of us gals are dumb. I just shook my head, laughed at it all and said I would be getting a newer, bigger and better garage for $9000.

It just makes soo much sense to me and I can really understand everything more also.
I had 4 bids for this roof/gutters and each time I requested to have 2 gutters on that 50 ft side of building. All of these contractors said I did not need a 2nd gutter. seesh I had figured in my mind that if the archtitect built it that way long ago(solid brick home here) and gave it two gutters, it must be that that is the way it should be replaced.
I could care less whether the gutter was in the middle or back of house really, I just wanted one and they thought I was being overly cautious.
Re the siding. It is pretty old (white aluminum has to be washed each year because it gets powdery and if you touch up against it you get white on you) and does need replacement because of dents, etc etc. The job on it was not done professionally really and must have been put up back in the 40s or so. I will be replacing the windows on it also when I do the job and then it will be nice.
Printed this out too. I think I can call the contractor now guys. Hugs to all of you for your help. ;)

Wow, more information and it makes sense. I think that I finally put out enought information to get the picture here.
Yes, the removed downspouts went into the ground right into the sewers. Lots of homes had it and then Village made owners block those holes and run downspouts out into the yards.
Sure makes sense to put the gutters in front and back only to drain away from house totally. Once I get that done, then will do the landscape like porscha said in their post. Not looking forward to all the work involved, but it has to be done.
Will approach neighbor on it also. My new gutter guy, same as roofer said I do not need two gutters but I am insisting on them to be done how I want or he can be replaced. :)
Home Depot guys are really good to us gals. When this is all done though, I want to spend my days at the spa,beauty shop, walking the beach, or just working hard at doing nothing. lol
Oh yes, the garden at the condo? Well, maybe I should get a penthouse then so that I can have all that space for a roof garden. ;) Nice to dream, isn't it?

BNB, yes, that picture is right. Gangway is probably only 7 to 8 ft wide with me with grass and her with sidewalk. What can I say except it is the old city lots.
Sure miss having some land but not all the work. :) I think it is condo time for me really so I have more time to play and do some things I use to again.

BNB, I think your right about that. She just had a new roof put on her house also, no gutters, and a new roof with gutters(never had any there before). (same exact house as mine) I was dying to tell her about getting a downspout for the side of her house, but did not know how to approach the subject. The side entrance of the house is where the main entrance is and if a new downspout is put up, it would have to go across the top of that overhang of the front door and would look ugly also. (remember that the original downspout went from gutter straight down into a hole in the ground so no angles to get to front of house for it to drain then.
I am going to have to approach this and yes, this would be the best time to do it when I have mine done.

Hi again. Well, my gutters are the large size and do not overflow. Neighbors have possibly even after gutters cleaning, do as they are smaller than mine. Do you measure at top or bottom. You know how they are shaped and the top is wider at the top than at the bottom. Does one measure at the top on bottom of gutter to get the size?
Yes, Chicago area and a little 30 x 125 lot. lol Lot is flat. There originally was two downspouts on the 50ft length side of house. One in front and one in middle that went right into the ground. Village made people close up those holes so the downspouts were taken down and I had a new downspout put up last year in that middle area. Nieghbor has only the one in the front as when they replaced the gutters in 1986, they eliminated the middle downspout totally.
When I asked the present contractor about this, he said I do not need a middle downspout as he knew better. I really want that middle downspout though as a precaution. He also said I do not need more than a 5in gutter. For the few hundred dollars I would just like to use the process of elimination for the future assessing of it all.
Once I have done everything Train to solve it, if the water still comes in, I will have no choice but to share it with them. She even came over 3 times and helped to carry the rugs(after I cut them into pieces out when it flooded)and ruined things as it pumped away. Little did I know it came from their overflowing gutters because of not cleaning the gutters out, etc. sheesh
I was not always around when it rained. Out of town or area. Just got the phone call that the basement was flooded again and then rushed home to clean it up.
I get tired thinking about all this and want to move. lol
Train Guy, nice to know the price is good. I was going to go to Hone Depot to price them. Yes, he explained how the screws are what they use. Distance from gutter to peak of roof is normal size really. So the 5 inch should be okay then, not the 6in?
Yes, nieghbors downspout is part of it which I will solve and make sure the extension is away from house.

No turn key here with contractors. I have a hard time getting anyone to look in attic even where they can see some of the damages but I will have this contractor do it. I do need some kind of a price or it could be a big surprise as my house is over 80 yrs old and has three roofs on it which will be removed.
Gotcha about leaving the site as it was before he started. Some of these guys seem to not like it when a gal asks questions though. One said, trust me. lol
Yes, probably some facia when they rip it off. House size is 25 x 50 and I would say that on the one side there is probably about 20 x 10 area of wood replacement(total) plus what is unseen on the one side of house side only. Roof not too steep.
When I found out the history just recently of the house re flooding etc, (never flooded before 1986 and that is when neighbors new gutters installed) yes, it would be the neighbors fault for the flooding because of the overflow of water from gutters from lack of cleaning gutters (12 years before 1998)and then downspout just too small(per folks here and other exact houses around me plus the water flows back as it does not extend out enough. Too late now to bring it up as the neighbor is really nice and hate to bring it up but will if I get water in the finished basement again. Will get a downspout for their home, properly done. Got to just move forward with it all really and at least it was figured out where it was coming from.

porscha, putting plastic by the side of the house like you said would be a good idea. It is a 50 ft' x about 3 1/2 ft of land area that I could do that with. In between houses area and the sidewalk(neighbors) is the same length. I will definitely take care of that when I get the roof and gutters done.

BNB, yes, I will wait for answers here. Will call the contractor to discuss after I hear from everyone here, even if it is next week. No hurry, just want to do it right. The neighbors downspout is a small one at the front of the house and I also think that the extension out into the front yard is not long enough. (mine is) Probably because it would not look pretty and the folks that put up the gutters in 1986 or so did not suggest it. We both have the same exact house.
All I know is that I want to at least do what I can do to solve some of the problems for me and If I have to buy her a new and bigger downspout, then that will be cheaper than my basement getting water in there and doing damages again. No foundation or such problems here so I know it is gutter stuff.

BNB, thanks, will do that. I read here that the 6 in gutters would be the best. What should be the price difference between 5 and 6 inch gutters?
I do have problems with heavy rains between the houses here and the gangway fills up(my ground area, and is like a swimming pool and water seeps into my basement. (about 8 ft. between houses only including neighbors sidewalk)
I do think it might be because of the new gutters the neighbor put on the house back in 1986. (I bought in 1990) I understand that my house never got flooded before that time and I have a finished basement. I thought it might be the lack of cleaning their gutters regularly, plus there use to be two down spouts on that side, now one, plus their gutters are smaller than the old galvanized ones on my house that must be over 50 yrs old.
I do think that I need large size gutters, just because of this. What should the size of the downspouts be also.

I just read everything here re gutters as I asked the new contractor to give me a price so they can be installed at the same time roof is done. Gutters are over 50 years old.
In his invoice, he has written the following
Gutters-Install new aluminum seamless 5" gutters on house with oversize downspouts (3*4) $700.00
Gutters-Install aluminum seamless gutters with regular downspouts on garage $400
They said they fasten then every 24 inches, use screws. They do not mention thickness of gutters though.
I have 150 ft on house and 82 ft on garage.
Invoice does not mention about taking down old gutters and hauling away but I assume they will because of the bin that will be there from taking the roof down.
They said they work with a brick mason, but no price in estimate about that. Does the brick mason come out to bid it first?
Also, no mention of costs for any new wood replacement which could be a big surprise as there is wood that needs replacement if you walk into the attic. It is there to see, same as the chimney there in the attic so I would think they could give that bid.BWDIK ;)

I now have hired one who will have his own brick mason and I printed out and showed him what you guys had to say. lol He will also have someone do the gutters at the same time for this ole house of mine.

rocker, when you go to one of the races, find out where the CMKX tent is. Just ask any security officer where the tent is with the car that has the diamond on it. Everyone knew it and we asked as we walked around just for the fun of it. They had food there, asked us to eat, gave some CMKX and sponsor things out. They freely talked and made you feel like you were really an important part of them. Close to 40 CMKX people there had on these shirts of CMKX (I heard they cost $150 each and they were spectaculat)and hats throughout the two days. They all sat in the bleechers with them on. Got up and cheered as the car came on the track. What an awesome experience for me as it was my first time at a track. Everyone was willing to sign the picture of the CMKX sport car. Jeff Arend was terrific as well. Really classy showing.
You will see them reword the cars inners right there. That was exciting. Then they had the video of the mining for you to see.
