AvalonBay Communities, Inc. is a real estate investment trust (a "REIT") focused on developing, redeveloping, acquiring and managing high-quality apartment communities in high barrier-to-entry markets of the United States. These markets are in the Northeast, Mid-Atlantic, Midwest, Pacific Northwest, Northern California and Southern California regions of the country. As of December 31, 2008, AvalonBay owned or held an interest in 178 apartment communities containing 50,292 apartment homes in ten states and the District of Columbia, of which 14 communities were under construction and nine communities were under reconstruction. In addition, we held future development rights for 27 communities.

These 178 apartment communities are located in 16 high barrier-to-entry markets characterized by a low supply of zoned apartment land and lengthy and contentious entitlement processes. Our strategy is to focus on our chosen core markets and to become the market leader in each of these markets. Please see our Portfolio Overview page for a listing of the markets.

Special Note: Statements in the AvalonBay Communities, Inc. web site relating to AvalonBay's ownership, management, development and acquisition of multifamily apartment communities are forward-looking statements. There are a number of important factors that could cause actual events to differ materially from those indicated by such forward-looking statements. These factors include, but are not limited to, local economic and market conditions which are beyond management's control and may adversely affect occupancy rates and market rents; the possibility that the we may not be able to successfully integrate large portfolio acquisitions in new markets with our current business operations; and additional factors discussed periodically in our reports filed with the Securities and Exchange Commission.
