Recently interest rates rose dramatically and led to sell off in interest rate sensitive shares.?? I think it was overdone, considering the economic weakness.??? I?m looking for balanced investments that became better priced ? for income and growth over the long term.

One group that was hit particularly hard are the triple net lease REITs.

Investopedia explains 'Triple Net Lease'

For example, if a property owner leases out a building to a business using a triple net lease, the tenant will be responsible for paying the building's property taxes, building insurance and the cost of any maintenance or repairs the building may require during the term of the lease. Because the tenant is covering these costs (which would otherwise be the responsibility of the property owner), the rent charged in the triple net lease is generally lower than the rent charged in a standard lease agreement.??http://www.investopedia.com/terms/n/netnetnet.asp

There has been a spate of major acquisitions in the area as larger operators sought to take advantage of the sharp price declines.

Realty Income ? symbol O was the ?leader? of the group until recently.?? A merger makes them #2.? From the attached articles you can O is regarded as the high quality name.
