Well, this was supposed to open in September/October 2015, then November, then December 2015, Then March 2016, then June 2016, Now October 2016??? They would have been renting this place for 14 or 15 months without taking in any income. On UPZS financials they show over 500k in equipment listed as an asset, yet there was never an expenditure listed for any equipment ever. They haven't even owned and equipment to run an office or make a pizza for 10 years, Think the corporate address is/was a PO box. There were never any expenses for Rent, Utilities, Remodeling, Insurance, Printing/Marketing, Signage, Employees, Inventory, etc on the financials showing they were investing in the Brewhouse that would leave no doubt they were partners and sharing expenses. It would almost have to be Kevin paying everything, giving UPZS half the equipment and footing all the bills for going on a year and a half. Seems a bit unlikely really.

As a franchise, why would anyone spend 100k to buy the first franchise in 10 years of a failed pizza chain? The last open store was out of a second floor room of a seedy motel that has a history of renting by the hour. Making pizza is not rocket science, so no one needs his special recipes.

I can see a scenario where Kevin pays nothing, Builds a model Brewhouse and has it up and running so he has a model Brewhouse to actually entertain/meet prospective Franchisees in. Really need to have a killer place that makes people want to own one! So a no fee first brewhouse could make lots of sense. Just UPZS would get nothing out of that location, But they make nothing now anyway

Unique Pizza Brewhouse is scheduled to open by June 2016, located at 39809 Avenida Acacias
Suite A, Murrieta, CA 92562. This showcase restaurant is 6000 square feet, will serve all of
Unique’s gourmet pizzas and will feature the innovative I Pour It draft beer system. This location
is owned 50% by Unique Pizza & Subs Corporation and 50% by master franchisee Kevin
Serrano. The Unique Brewhouse will include the full line of Jose Madrid Salsa and PopsyCakes
and will be used as a training facility for future franchisees.
