"Shaky" investors won't be moving into mREITs which have had terrible track records. The forces you cite will also keep rates beneficial for real industrial and financial businesses. I moved some muni-bond money in late 2008 into blue chips such as 3M, Rockwell and UPS.

Such stocks have mostly doubled and raised their divs substantially. As you've correctly stated, the best long term dividend payers aren't on the flashy end of the payout spectrum. Double-digit divs are for suckers.

One thing's certain, when cataclysmic changes occur, most IHUB flippers will get it wrong.
